The tenant according to the lease agreement is the customer whose name is on the reservation confirmation. This agreement is an accommodation agreement that does not comply with the Residential Apartment Rental Act (AHVL). The leased apartment or a part of it may not be handed over for use by other people. Upon check-in, a passenger declaration is filled in, which records the information of the resident(s). The apartment is rented for the agreed period to as many residents as mentioned in the passenger report. The apartment must not accommodate extra people. Rooms are non-smoking.
6. Rental property
As agreed at the time of booking and mentioned on the reservation confirmation. The contract includes heat, water, electricity, normal waste management, and Internet access. The equipment of the rental property is presented on our website.
7. Rental period
The lease starts on the first day of the rental period at 3 p.m. or according to an agreement and ends on the last day of the rental period at 11 a.m. or according to an agreement.
The rent is paid at the time of booking. The contract takes effect when the rent is paid in full or the apartment has been accepted. For long-term rentals, monthly fees can also be agreed upon. The prices in the price list are for two people and include VAT unless otherwise stated. Additional persons will be charged separately.
14 days before the start of the rental period: 100 % refund
7 days before the start of the rental period: 50 % refund
No refunds will be given for cancellations made within 6 days before the start of the rental or in a situation where the customer leaves the apartment before the end of the rental period.
The apartments are non-smoking, smoking is not allowed inside any of the apartment buildings. We charge a fee of 300-2000 euros for the elimination of tobacco odor, depending on the size of the apartment.
The tenant is responsible for the cleanliness of the apartment. Each apartment has the necessary cleaning equipment. The apartment has a change of bed linen and towels. If desired, the tenant may include weekly cleaning and a change of sheets and towels as part of the rental agreement at an additional cost. The instructions in the apartment must be followed when using the dishwasher and washing machine. The machines must not be left running while the resident is away from the apartment. Water leaks and any damages must be reported to the CosyHome contact personnel immediately (see section 3). The apartment has waste sorting instructions. All waste is taken to the appropriate waste bins. The location of the waste bins will be shown at the reception of the apartment.
Making copies of the keys is prohibited. If the key is lost, the customer is obliged to replace the serialization of the new lock. The tenant is obliged to compensate in full for any damage, inconvenience, and disturbance caused by the tenant, a person staying in the apartment with the tenant’s permission or by the tenant’s negligence to the accommodation, its equipment, and furniture. Lost furniture, cleaning, and cleaning costs due to unusual soiling of the apartment by the tenant must also be reimbursed. If the tenant causes disturbance to other residents or neighbors or engages in criminal activities in the apartment, the landlord has the right to terminate the lease immediately without any obligation to pay compensation.
